UN!Q Project Management solutions is focused on delivery across the new build and fit-out sectors, from inception to completion for the project life cycle. Our peoples’ objectives include:
- Develop a Project Execution Plan (PEP) detailing our cradle to grave delivery proposal to define project scope, objectives and desired outcome.
- Set and manage stakeholder expectations, both internally and externally. Providing regular updates on performance and key risks.
- Establish a project schedule with our Planning Manager and determining phasing, critical path and actual progress.
- Procure other consultants and suppliers (if required).
- Create and maintain detailed project documentation (design by others).
- Review design deliverables for adequacy, compliance and completion in accordance with the project brief and any authority requirements.
- Undertake risk management to minimise and mitigate potential project risks.
- Chair progress meetings and ensure Minutes of Meeting (MoM) are an accurate reflection of progress and actions.
- Ensure project delivery is on time, as per scope and within the allocated budget, while always maintaining strict Health and Safety (H&S) protocols.
UN!Q provide Project Planning Management solutions utilises our skilled Planners/Schedulers operating Primavera P6 Planning and Scheduling software. Our peoples’ objectives include:
- Review and comprehend the scope and brief of the project, being proactive both in interpreting the client’s requirements and producing project schedules including determining critical paths
- Our team effectively ‘buys in’ and owns the project schedule, identifying key millstones and driving efficiency in the programme
- Planning and scheduling information and documentation is managed and continuously reviewed and updated, which is shared and utilized by project team members
- The schedule is proactively analysed and reviewed to identify any potential restraints to progress. Any restraints identified reviewed, scrutinised, and challenged, if necessary, with all appropriate project team members, including the Project Manager
- Any specific project requirements should be identified and included in the Project Quality Plan
- Our Planning Manager is responsible for allocating planning resources, planning departmental budgetary control, and maintenance of quality procedures, as required
UNIQ Design Management, as separate from Project Management, is an independent discipline necessary to ensure third-party design consultants are working within their responsibility matrix and delivering their services in line with their Scope of Services and Project Brief. Our peoples’ objectives include:
- Managing the construction design phase
- Working collaboratively with Lead Design Consultants (LDC), Architects and Engineers to ensure the Project Brief and intent is maintained
- Ensuring third party design is in line with applicable Regulations and Standards
- Reviewing, approving and certifying design deliverables ensuring compliance with agreed Scope of Services
- Attendance of Design Meetings and recording outcomes
- Supporting in Value Engineering to find effective solutions to add value to the project
UN!Q, as Tenant Coordination consultants, support valued partners primarily in the Retail and F&B sectors with their tenancy occupation delivery. Our peoples’ objectives include:
- Inspect shell and core premise, verify accuracy of LODs vis-à-vis Landlord’s base built provisions, and follow up with necessary actions to fulfil landlord’s obligation of unit’s physical hand over
- Issue Tenant with Tenant Manual, LODs, relevant development/base build supporting documents for tenant’s design and application to building statutory authorities
- Manage joint inspections for unit hand over to tenant
- Coordinate kick off meetings and follow up meetings to manage and facilitate with the entire design and fitting out process
- Oversee the approval process of tenant’s design submittals with RDT’s design review team, ensure timely turn-around time of design approvals and tenant’s timely submissions of design
- Support design review team in reviewing & approval of tenant design submittals
- Track, monitor and chase down completion of work stages to ensure timely completion of various stages of the design and fit-out work
- Monitor site works quality and compliance with the landlord’s approved design and statutory authorities regulations
- Oversee the tenant’s fit-out program and conformance to landlord’s requirement
- Coordinate and liaison with other facility departments to ensure facility’s key operations are not compromised
UN!Q Construction Management team deliver solutions during construction supervision stages of projects. Our peoples’ objectives include:

Cost Management

UN!Q core Quantity Surveying and Cost Management solutions is driven by our passion to provide pro-active cost control from inception to completion. Our peoples’ objectives include:
- Preparation of Rough Order of Magnitudes (ROM), utilising 20 years of benchmarked cost data, in support of development appraisals
- Master Planning Cost Estimates, from benchmarked cost data, through design stages
- Setting Design to Budget cost parameters, based upon benchmarked cost data, necessary for LDC to maintain developers’ construction budget
- Cost Estimates through RIBA or similar Design Stages i.e., Concept, Spatial/Schematic, Technical/Detailed in New Rule of Measurement (NRM) 1 or Principle of Measurement International (POMI), WBS/CBS format, as required
- Montor and report on Change Management of design through stages and revisions
- Procurement route selection in consideration of time, cost, quality project requirements i.e., Lump Sum, Re-Measurement, Design & Build, Two-Stage, Negotiated Single Source, Management Contracting etc.
- Preparation of Tender and Contract Bills of Quantities (BoQ)/Pricing Schedules including Preambles in POMI, NRM2, and CESSM, as required
- Commercial Tender Review, Analysis, Negotiations and Recommendation Report

- Chair Value Engineering workshops with LDCs, Contractors, Stakeholders, Suppliers
- Cost Estimation and appraisal of VE options and solutions
UN!Q aim to firstly mitigate potential claims and disputes by pro-active Project and Cost Management solutions. However, in the incidences that contract events give rise to Contractors Claims, we will work within the provisions of the Contract to best protect our partners interests. Our peoples’ objectives include:
- Review and recommend proposed Contract for suitability for selected procurement route and intent of the works and content including details of Appendix, Appendices, Dates, Insurances, Amendments, Priority, Bonds/Guarantees/Collateral Warranties etc.
- Assess validity of Contractors Claims and any related Engineers Notices and contractual response under the Contract including all supporting documentation
- Preparation of Contractors Claims and/or Engineers Notice/Responses to claims
- Lead with selection of appropriate Alternative Dispute Resolution (ADR) including negotiations, mediation and arbitration in line with Contract provisions
- Chair mediation meetings between contractual parties to seek amicable resolution of disputes as a third-party

UN!Q act on behalf of and represent of our partners through the construction project lifecycle to ensure interests are managed. Our peoples’ objectives include:
- Develop the Project Brief to define the Stakeholder’s goals, objectives and expectations
- Oversee preparation of a Cost Estimates through design phases and Pre-Tender Estimate for the cost of delivering the project
- Develop an outline project programme
- Lead the professional team, including LDC, Engineer and specialist consultants, to fully appraise the project feasibility and site suitability
- Advise on the outcome and remediation recommendations of matters arising from site investigations
- Manage compilation the Employer’s Information Requirements (EIR) and tender documentation ahead of the pre-tender process
- Provide due diligence and advice on matters including warranties, licences, bonds and consents
- Manage the tender process and appoint the most appropriate Contractor for the project
- Prepare the Contract documents to appoint the successful Contractor
- Sign off the appointed Contractor’s Shop Drawings
- Manage the construction supervision team (LDC, Engineer, Project Manager, Quantity Surveyor)
- Chair and record regular site meetings (progress, design, commercial etc.)
- Review and approve design development, if any, to match intent and brief/scope/specification
- Manage and monitor the budget throughout the project lifecycle
- At agreed intervals, undertake quality inspections and arrange for completed work to be certified, including issuing payment notices
